When a buyer is looking to purchase a home in Lubbock, the Permian Basin, or the Big Country, one of the last things many will think about may be all of the components that they can't see.
When it comes to purchasing a home in West Texas, many older homes will still have cast iron drain lines installed from the original construction. To purchase a home without having the sewer line inspected via a sewer camera can be a gamble. It's not possible to know whether the sewer line may be cracked, damaged, or otherwise impacted in some manner. Many times a sewer line camera inspection will reveal a number of defects in a sewer line. Sometimes those defects will not presently impact drain operation, but over time, this can and probably will change. Tree root intrusion is a common concern for drain lines. Root intrusion can prevent proper drain operation by obstructing drainage, and eventually cause a backup. A common defect I often see in cast iron drain lines is corrosion and build up. This essentially reduces the interior diameter of the sewer drain line, which can be very difficult to correct, short of replacement. Lastly, don't assume that drain issues are limited to older homes. I recently utilized a sewer scope inspection to check a PVC drain line near Lamesa that had been replaced in the last few years. When you think of getting a discount on the price of something, what is the first thing you think of?
A sale at a retailer? A discount on the price of a car? The price of a home? Now, where would you not normally expect a discount? A physicians office? A mechanic? A real estate agent? What's the obvious difference here? One group is discounts on products. One group is discounts on services. So why is it so popular these days to ask home inspectors for a discount? We offer a service, not a product. Wouldn't or shouldn't we all want the best service that can possibly be provided for us in our times of need? Or does wanting the best service available not apply to helping us make the biggest financial decision of our lives? Oh, and believe me, I am all for saving money! In fact, I recommend we all begin asking our doctors, mechanics, and realtors for a discount! Something to think about! How often do we read of fires in an apartment complex that quickly spreads to multiple units? Many times, this is unavoidable. After all, for a structure to share walls, floors, and ceilings between units. it's common sense that a fire could and should spread between units. However, what you may not know is that many fires start, or spread fastest, through the attic area of a structure. This is caused by several factors - open areas in an attic in an enclosed space, sometimes with high temps, ample oxygen, etc. The opportunity for the fire to spread can be mitigated to some extent by fire separation. The purpose of an area separation fire wall is to separate multifamily units into distinct, structurally independent fire areas. Area separation walls are non-load-bearing, fire-rated gypsum board assemblies that are attached to framing on both sides of the wall with aluminum breakaway clips. During a fire, the clips will melt allowing for the collapse of the fire-exposed unit without causing failure of the adjacent building unit and leaving its occupants safe from fire.
