1. Regular Filter Changes:

• Frequency: Every 1-3 months, or more often if you have pets, allergies, or live in a dusty area.
• Why: Dirty filters restrict airflow, making your system work harder and less efficiently. This can lead to higher energy bills, poor cooling/heating, and even system failure.
• How:
  • Locate your filter(s) - usually in the furnace, air handler, or return air vents.
  • Remove the old filter and replace it with a new one of the correct size and MERV rating.
  • Dispose of the old filter properly.

2. Keep Vents Clear:

• Why: Blocked vents restrict airflow, impacting system performance and efficiency.
• How:
  • Ensure furniture, curtains, and other items aren't blocking vents.
  • Dust vents regularly to remove buildup.

3. Check and Clean the Outdoor Unit:

• Why: Debris buildup around the outdoor unit can impede airflow and reduce efficiency.
• How:
  • Clear away leaves, twigs, and other debris from around the unit.
  • Trim vegetation back at least 1-2 feet.
  • Gently rinse the unit with a garden hose (not a pressure washer) to remove dirt and debris.

4. Inspect and Clean the Condensate Drain Line:

• Why: Clogged drain lines can lead to water leaks, mold growth, and system damage.
• How:
  • Locate the drain line - a PVC pipe near the indoor unit.
  • Pour a cup of vinegar or a bleach solution into the drain line to clear any clogs.
  • You can also use a wet/dry vacuum to clear the line.

5. Consider a Smart Thermostat:

• Why: Smart thermostats offer better temperature control, energy savings, and convenience.
• How:
  • Research and choose a smart thermostat that fits your needs and budget.
  • Install it yourself or hire a professional.
  • Program it to optimize your heating and cooling schedule.

6. Seal Air Leaks:

• Why: Leaky ducts and gaps around windows and doors can significantly reduce efficiency and increase energy costs.
• How:
  • Inspect ductwork for leaks and seal them with mastic sealant or metal tape (not duct tape).
  • Caulk and weatherstrip around windows and doors to minimize drafts.

7. Schedule Professional Maintenance:

• Why: Professionals have the expertise and tools to perform thorough inspections, cleanings, and tune-ups.
• How:
  • Schedule annual maintenance with a qualified HVAC technician.
  • They'll check refrigerant levels, electrical connections, coils, and other critical components.
