• Traditional Stucco is a cement-based plaster applied in three coats over metal lath. It’s porous and allows walls to “breathe,” provided drainage and flashing are properly installed.
• EIFS (Exterior Insulation and Finish System) is a multi-layered synthetic wall system that includes insulation boards, a reinforced base coat, and a decorative finish. EIFS can be either barrier or drainage type — but both require precise installation to prevent moisture entrapment.

Proper EIFS InstallationA properly installed EIFS system should always include:

1. A Drainage Plane or Moisture Barrier
   Behind the insulation board, there should be a water-resistive barrier (WRB) to allow any trapped water to escape. Without it, moisture can soak into wall framing and cause rot or mold.
2. Flashing and Sealant at All Openings
   Windows, doors, and roof-wall intersections must be correctly flashed and sealed. EIFS depends on these details to stay watertight — one missing joint can compromise the whole wall.
3. Weep Screeds and Drainage at the Base
   Every EIFS wall needs a proper termination point with a weep screed to allow moisture to drain out. Missing weep screeds are one of the most common defects our inspectors find.
4. Control Joints and Expansion Gaps
   These joints allow the material to expand and contract without cracking. Many builders skip this step, leading to visible wall fractures.

   Each EIFS manufacturer — like Dryvit, Sto, or Master Wall — provides strict installation guidelines. Only trained contractors familiar with those systems should perform the work.

Proper Stucco InstallationFor stucco to last in the West Texas climate, proper installation is critical:

1. Two Layers of Weather-Resistive Barrier (WRB)
   A WRB keeps moisture away from wall sheathing. Two layers are required under building code for traditional stucco systems.
2. Metal Lath and Fasteners
   Corrosion-resistant lath must be firmly attached to studs or structural sheathing. Poor fastening leads to bulging or cracking.
3. Three-Coat Application Process
   The scratch coat, brown coat, and finish coat must each cure properly before applying the next layer. Rushing this process leads to weak, brittle walls.
4. Weep Screed Installation
   A weep screed at the base of walls allows water to drain away. Missing this simple component is one of the most common installation errors.
5. Proper Curing Conditions
   Stucco should cure slowly and evenly — not in freezing or excessively hot weather. Improper curing results in premature cracking.
