Inspection F.A.Q.
Here we have answered some of the most common questions we receive - we hope this helps!
Q. How much does an inspection cost?
A. The cost of the inspection is based on several factors, as this is a service, not a commodity:
Location of the home
Approximate square footage
Additional services you may need
Q. What all do you inspect?
A. See above!
Q. How long does the inspection take?
A. It takes as long as it takes. Some homes are more complicated, larger, or have more inherent disruptions during the inspection. There is no right answer, despite what the internet says!
Q. When will we have the report?
A. As of 10+ combined years in the business, we have sent every report within 24 hours of the inspection. State law requires the report to be provided to you within 48 hours.
Q. Do I need a termite inspection?
A. Probably. Many west Texas homes currently have, or have had termites. Also, many lenders require a termite inspection. We can provide this service along with your home inspection.
Q. Do I need a sewer camera inspection?
A. Possibly. Any home prior to 1970 could possibly have cast iron drain lines, which are the most common material involved with drain failures in west Texas. However, we have inspected brand new homes with major drain line defects!
Q. My uncle/dad/brother/mother/friend built a house once upon a time, and I'd like to bring him/her to the inspection to watch. Will this be helpful for the inspection?
A. No.
However, if they'd like to listen as we review the highlights at the end of the inspection, that is awesome! We sometimes have to remind folks that there is only one person licensed by the State to be at the property for the inspection;
The inspector!
Everyone else is our guest, and it's best if we are allowed to use our wealth of experience and education to give you the info you're paying for!
(There will be plenty of time for Uncle Joe to demonstrate his expertise later on, when you own the home.)
