TREC Property inspections can include the following items:

Septic Systems - I offer septic system inspections based on NAWT certification standards - far exceeding minimum requirements!
Pools & Spas - I am a certified pool & spa inspector - call me before you take the plunge!
Zip Level Foundation surveys - This will allow you to have an accurate baseline measurement of the level (or lack thereof) of the property foundation. This service is invaluable when there are concerns about the foundation or structural issues!

Q. How much does an inspection cost?
A. The cost of the inspection is based on several factors, as this is a service, not a commodity:
- Location of the home
- Approximate square footage
- Additional services you may need
Q. What all do you inspect?
A. See the list above - we can tailor your inspection service to your needs!
Q. How long does the inspection take?
A. It takes as long as it takes. Some homes are more complicated, larger, or have more inherent disruptions during the inspection. There is no right answer, (despite what the internet says); but generally, 2 hours is a good estimate on average.
Q. When will we have the report?
A. Since 2014, I have sent every report within 24 hours of the inspection. (State law requires the report to be provided to you within 48 hours if you have paid your inspection fee.)
Q. Do I need a termite inspection?
A. Very likely. Many west Texas homes currently have, or have had termites. Also, many lenders require a termite inspection. I can provide this service along with your home inspection to streamline your home buying process!
Q. Do I need a sewer camera inspection?
A. It's possible.... Any home prior to 1970 could possibly have cast iron drain lines, which are the most common material involved with drain failures in west Texas. However, I have inspected brand new homes with major drain line defects!
Q. My uncle/dad/brother/mother/friend has construction experience, and I'd like to bring them to the inspection to watch and ask lots of questions....

However, if they'd like to listen & ask questions as we review the highlights at the end of the inspection, please feel free! We sometimes have to remind folks that there is only one person licensed by the State to be at the property for the inspection; The inspector! Everyone else is our guest, and it's best if we are allowed to use our wealth of experience and education to give you the info you're paying for!
